The Midtown icon is being remade into a luxury hotel and condo by Aman

The penthouse at Aman New York will span five floors and include indoor and outdoor pools. It’s poised to ask over $100 million.

By the numbers, the days of New York’s ultraluxury boom are behind us. But that’s not stopping Aman, the luxury hotel brand of Russian billionaire Vladislav Doronin, from charging forward with its own Manhattan-based project. Please welcome Aman New York, a condo and hotel conversion of Fifth Avenue’s lauded Crown Building at the corner of 57th Street.

The undertaking will see the prized neoclassical Beaux-Arts structure at 730 Fifth Avenue converted into 83 guest suites, each of which will be over 750 square feet and have a fireplace, and 20 luxury condos including a five-story penthouse with a wraparound terrace and indoor and outdoor pools.

A press release announcing specifics in the building lays it on thick, calling the penthouse “the rarest of opportunities to own a New York icon—a piece of the city’s architectural history, reimagined for the 21st century.” (Except for, you know, the Woolworth Building’s $110 million penthouse.)

And the penthouse at Aman New York will likely be priced to match. After an interview with Doronin, Bloomberg anticipated that the 14,000-square-foot crown jewel will be priced north of $100 million.

The building’s 19 other condos won’t exactly be cheap, either. A 1,149-square-foot one-bedroom will ask $5.9 million; a different one-bedroom with a separate office or den area and two bathrooms is poised to seek $10.6 million; and a 4,384-square-foot three-bedroom, two-bathroom will seek $26.6 million. A four-bedroom, five-bathroom apartment measuring 6,287 square feet is poised to ask a whopping $58.3 million.

Hotel guests and condo owners will have access to Aman’s 22,000-square-foot spa, that will include an 80-foot indoor swimming pool surrounded by fire pits and lounging areas. The hotel will also have a tenth-floor Garden Terrace—which, unlike the spa, will be open to any ol’ New Yorker—and include a bar, a cigar bar, and dining. The building will also have a so-called Sky Lobby with a piano bar, a subterranean jazz bar, and two restaurants.
